Minimum parking requirements dictate that homes and apartments must be built with a certain number of parking spots. These rules frequently require much more parking than is needed, or that could even fit in that location. For example, someone trying to build a duplex on a small lot may not have room for the required number of spaces.
Plus, parking spaces are expensive! In many cities, a parking stall structure costs $40K - $60K per stall. For a homebuilder trying to build affordable housing, these costs drive their plans over budget. Even if the project does continue, this cost gets passed on to you through higher rents or listing prices, generally $100/month per $10,000 in construction costs. But too often, these costs mean the housing doesn’t get built at all.
For decades, we haven’t built enough homes due to these parking requirements, and the competition has made home prices skyrocket. But if we allow for parking flexibility, letting homebuilders choose, we can unlock homes of all shapes and prices.
