*If your secured property taxes are not delinquent, please disregard this notice.*

The Los Angeles County Treasurer and Tax Collector (TTC) mailed Notices of Delinquency to property owners who have not paid the Annual and/or Supplemental Secured Property Taxes in full for Fiscal Year (FY) 2024-25.  Delinquent taxes for FY 2024-25 will default if payment is not received or United States Postal Service postmarked by Monday, June 30, 2025.

On Tuesday, July 1, 2025, TTC will impose a $15 redemption fee and additional penalties of 1.5 percent per month on the defaulted taxes.  If residential or agricultural property remains tax defaulted for more than five years or commercial property or unimproved vacant residential lots for more than three years, TTC will sell the property at a public auction in accordance with State law.

As a result of this mailing, property owners may find it difficult to reach an agent on the telephone.  However, property owners may view the 2024-25 Annual Secured Property Tax Bills, make online electronic check (eCheck) payments, or obtain tax payment history for the past three fiscal tax years on the Los Angeles County Property Tax Portal at propertytax.lacounty.gov [ [link removed] ].  Property owners may also submit inquiries at ttc.lacounty.gov/public-inquiries [ [link removed] ] or call the toll‑free Property Tax Information Line at 1(888) 807-2111, where automated information is available 24 hours a day, 7 days a week.

TTC recommends property owners pay property taxes online [ [link removed] ].  Electronic check payments are easy, available at no cost, and only require bank routing and checking account information. 

*_Properties Impacted by Wildfires After January 6, 2025 _*

Property owners impacted by the wildfires may be eligible for property tax relief if the property is damaged or destroyed.  Please file a Misfortune and Calamity Claim with the Office of the Assessor at assessor.lacounty.gov/tax-relief/disaster-relief [ [link removed] ] and submit questions to [email protected].  For property owners who have filed and pay directly to TTC, the TTC recommends not to pay the property tax bill until an Adjusted Secured Property Tax Bill with a new due date is received.

The Governor signed Executive Orders (EOs) suspending penalties, costs, and interest on late property tax payments for properties located in ZIP codes 90019, 90041, 90049, 90066, 90265, 90272, 90290, 90402, 91001, 91024, 91040, 91103, 91104, 91106, 91107, 91367, 93535, or 93536.  The EOs remain in effect until April 10, 2026.

TTC is collaborating with the Office of the Assessor (Assessor) and other partner departments to expedite property tax disaster relief resources and information, including complying with applicable laws and EOs.  This included jointly creating a disaster relief informational packet, updated Frequently Asked Questions, and Navigating the Property Tax Process flyer to educate impacted property owners about the Misfortune and Calamity Tax Relief process.  Additionally, TTC, in conjunction with the Assessor, released a statement regarding the wildfires and the April 10 secured property tax deadline, a social media post regarding property tax deferral for impacted property owners, and disaster relief resources at assessor.lacounty.gov/tax-relief/disaster-relief [ [link removed] ].  TTC staff actively support Disaster Recovery Centers in both Altadena and West Los Angeles. 

*_Third Party Notification Program_*

Property owners can designate a third party (e.g., a friend, family member or agency) to receive a copy of past due notices.  While third parties are not responsible for paying the property tax bill, they can remind property owners that their property taxes may be in default, or of the need to take action to prevent loss of the property in the event of a tax sale.  Senior citizens, individuals with language limitations, and others who require special assistance may benefit from this program.  To enroll, please visit the website at ttc.lacounty.gov/third-party-property-tax-notification-program [ [link removed] ].
